Colossal savings.

The Con Edison steam station for this 13-story luxury building in Manhattan’s Murray Hill was costing the building thousands of dollars a year to provide heat and hot water. The building contacted Lawless + Mangione in 2015 to review the benefits of switching from Con Edison steam to in-house gas boilers. Our report included a study for the proposed space, electrical capacity adequacy, and other structural issues.

The combined L+M Energy, Mechanical, and Electrical team proposed the installation of two 70-HP fire tube boilers to lower the building’s annual energy bill and maintenance fees and also have a better control over the heating system. The new boilers will provide energy and cost savings as well as redundancy. Taking building decision makers through the unit’s design and construction, we demonstrated that the 117-unit building will end up saving roughly $100,000 a year, an estimated 65% savings in heating and hot water costs compared to those of the previous two years.
